💥How easy is it to find information?

💥How do you find accurate information?
✅For, let’s say, two decades, I have been using Google and accurate keywords to find information. The best example for me was finding a certain song that I loved from the soundtrack of a movie, and I used to paste in keywords on YouTube.

✅Lately, I have been experimenting with the AI, and I attended a conference at Esxence, Milan about the AI and the art of perfumery.

✅During my exploits I was wondering if we were dealing with a revolution from the point of view of search engines and the AI, as many people also report that they employ the AI solutions to find pertinent information.

✅In my opinion, and as I mentioned in my report for Fragrantica, I ALWAYS check my findings unearthed by the AI.

✅If we look at data, according to Similar Web, OpenAI had more visitors than Google in January 2024.

💥Conclusions
✅From the point of view of search engine optimization, the game is changing, yet again, with AI the major game-changer. Never a dull day for us, SEO scholars.

💥What Is Liability Management?

🔔Liability management is the practice by banks of maintaining a balance between the maturities of their assets and their liabilities in order to maintain liquidity and to facilitate lending while also maintaining healthy balance sheets. In this context, liabilities include depositors’ money as well as funds borrowed from other financial institutions.

🔔 A bank practicing liability management looks after these funds and also hedges against changes in interest rates. A bank can face a mismatch between assets and liabilities because of illiquidity or changes in interest rates; and liability management reduces the likelihood of a mismatch.

✅Liability management is the process of managing the use of assets and cash flows to reduce the firm’s risk of loss from not paying a liability on time.
✅Well-managed assets and liabilities involve a process of matching offsetting items that can increase business profits.
✅The asset-liability management process is typically applied to bank loan portfolios that may offer fixed-term products such as CDs and loans but also demand deposits and lines of credit.
✅Defined-benefit pension plans may also use liability management to ensure it does not experience a cash shortfall for paying its future and current obligations.

💥This is a common question in our business and finance courses.

✅Salary is a fixed amount paid or transferred to the employees at regular intervals for their performance and productivity, at the end of the month whereas wages are hourly or daily-based payment given to the labor for the amount of work finished in a day.

✅The main difference between salary and wages lies in the fact that salary is fixed, i.e. it is predetermined and agreed between the employer and employee, while wages are not fixed, as it varies depending on the performance of the labor.

✅Salaried persons are generally said to be doing “white collar office jobs” which implies that an individual is well educated, skilled and is employed with some firm and holds a good position in the society.

✅Wage is termed as a compensation that is given on the basis of the amount of work done and the hours spent in doing that. Wages are variable and do vary with day to day functioning of an individual. Wages are given to labors who are engaged in manufacturing processes and get the compensation on a daily basis.

🔔What Is A Golden Share?
A golden share is a type of share that gives its shareholder veto power over changes to the company’s charter. It holds special voting rights, giving its holder the ability to block another shareholder from taking more than a ratio of ordinary shares.

💥Ordinary shares are equal to other ordinary shares in profits and voting rights. These shares also have the ability to block a takeover or acquisition by another company.

💥Golden shares can be issued by public companies or governments. One of these shares controls at least 51% of voting rights. In the case of a company, it can only issue golden shares after passing special resolutions and changing its memorandum and articles of association. This document governs or dictates a company’s relationship with outside businesses.

💥Golden shares were most popular during the 1980s when the British government began privatizing companies and wished to retain control over them. Governments in other parts of Europe and the Soviet Union also followed suit.

💥Golden shares have been predominantly used in the United Kingdom. Other countries, including Brazil, use golden shares to keep control over state-run entities. The European Union, on the other hand, has mostly banned the use of golden shares by companies and governments. While the EU permits governments to protect vital services, it does not allow golden shares, calling them unjustified and disproportionate to the interests of the company and economy.

💥What is Cold Calling?

⚡️Cold calling is a sales practice in which individuals are contacted who have not previously expressed interest in a product or service.

⚡️Warm calling is the solicitation of a customer who had previously expressed interest in the company or product.

💥Cold calling generates a range of responses including call terminations, hang-ups, and verbal attacks.
🔔According to a 2020 LinkedIn report, roughly 69% of prospects accepted a call from a new salesperson in the previous year and 82% of those prospects were willing to meet with the salesperson who called. However, the success rate correlates to the persistence of the seller, with an average of 18 calls needed to connect with a buyer. Most sellers give up after four calls, never getting to a “yes.”

🔔On the other hand, cold calling is surprisingly effective. About 82% of prospects who do not hang up the phone actually book a meeting to follow up on the pitch.

So, plan carefully your cold calling strategy.

I get cold-called a lot, but I usually hang up because I do not see any benefit for me from that conversation. Moreover, a salesperson who has pre-researched the customer and prepared a personalized approach makes an effective cold call.

Subprime Mortgage Crisis

The expansion of mortgages to high-risk borrowers, coupled with rising house prices, contributed to a period of turmoil in financial markets that lasted from 2007 to 2010.

How and Why the Crisis Occurred

The subprime mortgage crisis of 2007–10 stemmed from an earlier expansion of mortgage credit, including to borrowers who previously would have had difficulty getting mortgages, which both contributed to and was facilitated by rapidly rising home prices. Historically, potential homebuyers found it difficult to obtain mortgages if they had below average credit histories, provided small down payments or sought high-payment loans. Unless protected by government insurance, lenders often denied such mortgage requests. While some high-risk families could obtain small-sized mortgages backed by the Federal Housing Administration (FHA), others, facing limited credit options, rented. In that era, homeownership fluctuated around 65 percent, mortgage foreclosure rates were low, and home construction and house prices mainly reflected swings in mortgage interest rates and income.
